Please join us for the 2004 SVEA Annual Meeting, which will be held on
December 30, 2004 at 4 p.m. The location for the meeting will be the
American Legion Hall on 220 Cottonwood Street in Ketchum. During the
meeting we will review the Association’s 2004/2005 budgets, the
2003/2004 audit, vote on the proposed Master Declaration Amendments,
elect new Directors and report on the various issues facing Elkhorn. We
hope to see you there!
BUDGETS
The SVEA Board of Directors approved the 2004/2005 Operational and
Capital Reserve Budgets during their October 1st meeting.
Yearly dues will remain the same at $520, with $400 allocated to
Operations and $120 to Capital Reserve. You will receive a copy of the
budget and the year-end financial report in mid December. Copies of the
audit will be available upon request.
MASTER DECLARATION AMENDMENTS
As communicated to you in our letter of September 16th,
two informational meetings were recently held to discuss the proposed
Master Declaration amendments and to hear the concerns and suggestions
from owners. We were pleased that many of the members attending the
meetings were those who, last year, had been concerned enough about the
amendments then being proposed to sign the letter opposing the
amendments. They have communicated their concerns to the Board of
Directors and have also offered to review the current draft amendments
in detail and suggest changes prior to the mailing of the final
documents. The revised, proposed amendments will be sent to you, along
with the notice of Annual Meeting information, the second week of
November. Please watch your mail and respond as soon as possible.
SVEA OPEN SPACE
SVEA has over 1800 acres of "Open Space" within its borders for your
use. When accessing these areas please be considerate and respectful of
any private property adjacent to "Open Space". If you are unsure of the
best access points for a certain area, please give us a call or come by
the office and review a map.
CROWN RANCH
Phase V of the Crown Ranch development was approved by the Sun
Valley Planning & Zoning Commission at their September 28, 2004 meeting.
This phase consists of eleven units; reduced from the original plan of
thirteen units. We expect this project to be submitted for SVEA’s ADC
review in the next few months.
ELKHORN SPRINGS
Phase I of this project has been approved by SVEA’s Architectural
Design Committee and the Sun Valley Planning & Zoning Commission. This
phase includes five residential buildings containing 42 units and three
commercial buildings (a sales office, restaurant and a country store).
Phase II of the demolition is in progress and the developer plans to
begin the approved construction this fall.
POOLS & SPAS
The Harker Pool closed for the season on September 7th
and the final day of operation for the Village Pool was September 30th.
The Village facility with a steam room, sauna and hot tub will re-open
on Thanksgiving for the winter season. The hours of operation will be
from 3:00 p.m. to 9:00 p.m. daily. Your Pool Committee will be meeting
this fall to begin planning for next summer. If you have comments or

EXTERIOR LIGHTING
As we enter the fall season many of you will begin planning for the
winter holidays. We offer this friendly reminder regarding your holiday
lighting. Your seasonal lighting is subject to the SVEA Exterior
Lighting Guidelines. "Decorative holiday lighting used on the exterior
of buildings and in plantings is permitted during the winter months from
November 1st until March 15th, provided a timer is
used to insure that the seasonal lighting is turned off by 11:00 p.m.
each evening". The document also states that the use of seasonal
lighting shall be kept to a minimum so as to meet the intent of the
Exterior Lighting Guidelines (avoiding light trespass onto adjoining
neighbors). Thank you all for complying and for being good neighbors.
PONDS AND THIN ICE
With the change of outside temperatures it is time, once again, for
us to remind you all of the dangers of thin ice. Please be extremely
cautious around the many streams and ponds in Elkhorn and carefully
supervise children and pets.
SUN VILLA DEVELOPMENT
Revised plans for the Sun Villa project have been submitted to the
Sun Valley Planning & Zoning Commission and will be reviewed at their
October 26th meeting. Plans have not yet been submitted to
SVEA.
INDIAN SPRINGS FIRE
After speaking with Jeff Carnes at the Sun Valley Fire Department we
were informed that the fire at Indian Springs started in an outdoor pot
filled with potting soil. Apparently, there are potting soils on the
market that, when dry, can be flammable. This is a poignant reminder of
the need to be aware of possible fire dangers near our homes.
FIRE SAFETY PRECAUTIONS
Prepare for winter by cleaning and inspecting your chimneys, vents, and
fireplaces. Have chimneys inspected and cleaned when necessary by a
professional chimney sweep. Creosote is an unavoidable product of
wood-burning stoves and fireplaces. Creosote builds up in connectors and
chimney flues and can cause a chimney fire.
Install Smoke and Carbon Monoxide Alarms.
Installation of smoke alarms is not enough – the battery should be
replaced every 6 months. A good time to remember to do it is in the
Spring and the Fall when the time changes.
CO usually comes from faulty heating appliances but
may also come from fireplaces or cars running in attached garages. CO
cannot be seen, tasted or smelled, so the only way to detect a CO
problem is to have a CO alarm.

MAKE SURE YOUR ADDRESS IS VISIBLE
During an emergency, time is crucial. Please take the time to
inspect your house address. Make sure the numbers are easily seen from
the street and are not blocked. The time saved when a response team
isn’t searching for a house number can make a difference.
CITY OF SUN VALLEY COMPREHENSIVE PLAN
The City of Sun Valley continues to move forward with the important
work of updating its 1994 Comprehensive Plan. The update will
guide development in the City over the next ten years. At the August
Town Hall Meeting, over 245 citizens and stakeholders reviewed and
provided comment on the draft Goals and Objectives. The Citizen Steering
Committee and planning consultant group, SAIC, are now working to
develop the actions which will be necessary to implement these revised
Goals and Objectives.
Once again, the City of Sun Valley encourages and
welcomes citizen review of the proposed Action Items. Please plan to
attend the next Town Hall Workshop on the Comprehensive Plan Update
scheduled for Wednesday, October 27, 5pm-7pm in the Limelight Room,
Sun Valley Inn.
