 SVEA Annual Meeting Report
The 2005 Annual Meeting was held on December 30 at the American Legion Hall in Ketchum. A quorum was established with 64% of the membership represented either in person or by proxy. The minutes of the 2004 meeting were approved. Marilyn Alcamo, Meredith Carnahan, Jim Fletcher, Patty Rosewater and Crispin Thiessen were elected to serve three-year terms on the Board. The proposed Master Declaration amendments were approved. A financial report was given and the Board reported on the following topics:

Elkhorn Springs; Sunshine Parcel (Sunshine at Elkhorn Springs), Crown Ranch Phase V; Elkhorn Golf Course; the Community School/Sagewillow complaints; and the Sun Valley Comprehensive Plan.

The Board and staff would like to take this opportunity to thank all of you for returning your proxies and/or attending the meeting. Your participation is important and greatly appreciated.

Minutes of the meeting will be available on the SVEA website www.elkhorn-assoc.org in a few weeks and will be sent out hard copy upon request. Lists of the 2006 Board and Committee Members are currently posted on the website.

ELKHORN SPRINGS
Phase I
- It is expected that the first condominium building (18 units) will be completed by early April of 2006; the second condominium building (18 units) will be completed in June of 2006; the 3 paired homes (6 units) will be completed in July of 2006; the Country Store will be completed by July 4th, 2006; and the Restaurant will be completed by September of 2006.

Phase II – Excavation has begun for the two condominium buildings (one has 18 units and the other 22 units) and the construction is expected to take 18 months. Construction on the three paired homes (6 units) is expected to begin in March of 2006.

Phase III – Plans are currently being prepared and it is expected that they will be submitted for ADC review this spring.

SUNSHINE AT ELKHORN SPRINGS
Plans proposing 80 units have been submitted to the Sun Valley Planning & Zoning Commission. There will be two condominium buildings housing a total of 66 units, and a mix of duplex and triplex buildings making up the remaining 14 units. They are also planning to include water features and bike/pedestrian paths in their landscape. Plans have not been submitted to SVEA’s Architectural Design Committee.

ELKHORN GOLF CLUB REPORT
The golf course owners were very pleased with the operation for the first year. SVEA members played 511 rounds of the total 9373 (the public played 240 rounds). Driving range privileges, for a fee, will likely be available in 2006. Nordic Skiing on the golf course is planned for next winter.

With the re-emergence of the Elkhorn Golf Club, we at SVEA are striving to alleviate any frustration that homeowners and their guests may undergo in obtaining access to the Golf Club. We are determined to keep the amenity card process as seamless as possible, and are sending out this information to help accomplish this goal. If you have guests that are physically residing in your condo or home, and if they are planning on using the golf facility, they will be required to have amenity cards issued in their name. Elkhorn Golf Club will be requiring that photo ID’s be presented with each amenity card. If the ID and card do not match, that person will not be allowed to play. As the Golf Club requires that a credit card be used to reserve a tee time, this denial could result in a loss of their tee time, and their money. Our office at the Harker Center is open Mon – Fri, 9am to 5pm, excluding holidays. We will be happy to issue cards during those hours. If, for some reason, you or your guests are not able to come into the office during those hours, please call us at 208-622-7420 so we can make arrangements. Children under the age of 18 are not required to show an ID. Tee times can be booked 3 to 6 days in advance, and all reservations must be paid by credit card. After reservations are made, these tee times cannot be bumped. Elkhorn owners, renters, and guests will be guaranteed the following tee times: 2 foursomes early morning, 2 foursomes late morning, 2 foursomes early afternoon and any available openings after 3pm. Greens fees, which include the Elkhorn Owners’ discount of 10%, were $125 plus tax per person in 2005 and included a golf cart. We do not yet have information on fees for 2006.

2006 MEETING DATES
SVEA Board Meetings
start at 9am at the Harker Center and will be held on April 7th, July 6th, October 2nd, and December 29th. The December 30th Board meeting will be held after the Annual meeting.

Presidents’ Meetings will be held on July 7th and December 29th at 4:00 pm.
Owners’ Meeting and Barbeque
commences at 5:30 pm on July 7th.
The Annual Meeting
will be on December 30th at 4:00 p.m.

AUDIT
The audited financial statement of our fiscal year ending October 31, 2005 has been completed. You may review the document on the SVEA website. If you do not have access to the internet and would like a copy sent to you, please contact our office at 208-622-7420.

EXTERIOR LIGHTING
Your seasonal lighting is subject to the SVEA Exterior Lighting Guidelines. "Decorative holiday lighting used on the exterior of buildings and in plantings is permitted during the winter months from November 1st until March 15th, provided a timer is used to insure that the seasonal lighting is turned off by 11:00 p.m. each evening".

2005 QUESTIONNAIRE & SURVEY
Thank you to all of the homeowners that completed our survey. We have compiled all of the data and ranked your requests for future amenities on our website. This data has been given to our Board for future consideration. If you wish to find out how your requests scored please go to FAQ’s.

VIOLATIONS
Elkhorn neighborhoods are inspected weekly in order to maintain the quality, character and value of Elkhorn property as required by the Master Declaration. There are violations that seem ever present, i.e., trashcans left on the road or in front of garages, dogs running at large, and building materials stacked against homes or left in the yard. If you rent your property please inform your tenants and/or property managers of these restrictions.

WINTER SPA & HOT TUB OPERATIONS
The Village facility with a steam room, sauna and hot tub is open daily from 3 p.m. to 9 p.m. This facility will remain open for the duration of the ski season and may be accessed with a valid amenity card. You may arrange for guest cards by contacting the office at 208-622-7420 or by sending an email to svea@cox-internet.com

POOL MANAGER & LIFEGUARDS NEEDED
Don Sauers our summer Pool Manager has retired after working with us for 5 years. We will miss him. If you know anyone with excellent management skills and or pool maintenance experience who would like to work for SVEA during our summer seasons please have them send a resume to svea@cox-internet.com  or mail to PO Box 1708 Sun Valley, ID 83353. A full job description for the Pool Manager or the Lifeguard positions can be acquired by email or by calling our office at 208-622-7420.

PONDS AND THIN ICE
With the change of outside temperatures it is time, once again, for us to remind you of the dangers of thin ice. Please be extremely cautious around the many streams and ponds in Elkhorn and carefully supervise children and pets.
